The Nederlander Theatre sets the southern boundary for the 41 Broadway Theater in the Theater District. The difference between a Broadway theatre and an Off-Broadway theatre has little to do with location. Most Broadway theatres are not actually on Broadway and you will find Off-Broadway theaters on the same blocks as Broadway theaters.

There are two criteria for being a Broadway Theater: The theater must be within the Theater District and the theatre must seat at least 500 people. An Off-Broadway Theatre can have no more than 499 seats. This is strictly adhered to. Broadway is one of the most highly unionized industries in America with separate unions for the actors, musicians, stagehands, hairdressers, dressers…even the ushers who seat the audience are unionized. Right now this theatre is dark…meaning there isn’t a show running. The next show to open here will be Pretty Women (a new musical, based on the film) in August of this year. Right now, Pretty Women is in Chicago doing its out of town tryouts. This is when a new Broadway show goes to a different city to have its first live audiences and work the kinks out before it “comes in” to Broadway. Probably the most famous recent show to have run in the Nederlander was Rent.
